10. Occupancy Certificate (OC) / Completion Certificate (CC)
For ready-to-move flats, the OC (also called CC in some contexts) confirms the building meets safety, structural, and statutory norms and is fit for habitation. Without an OC, banks hesitate to disburse loans, and you cannot legally occupy the flat.
In under-construction projects, the OC won't exist yet—so rely instead on the RERA registration and construction timeline commitments.
11. RERA Registration Certificate
Every real estate project in Gujarat with more than 8 units or above a certain built-up area must be registered with the Gujarat RERA. The certificate includes:
RERA registration number
Project timeline
Carpet area details
Escrow account information (your payments go into a dedicated, monitored account)

12. NOCs (No Objection Certificates)
